What Does a Home Inspection Include?

Roberts Home Inspections provides professional home inspection services for homebuyers, sellers, homeowners, and first-time homebuyers throughout Middle Tennessee, including Marshall, Maury, Bedford, Rutherford, Williamson, and surrounding counties. Our inspections are performed in accordance with the Tennessee Standards of Practice and InterNACHI® Standards of Practice and are designed to help clients better understand the condition of a property at the time of the inspection.

During a home inspection, we evaluate the home's major systems and components and report observed deficiencies, safety concerns, and maintenance items. The sections below highlight many of the components commonly inspected, including the roof, exterior, foundation, crawlspace, attic, plumbing, electrical, heating, and cooling systems.

Purpose and Limitations

 The roof inspection evaluates readily accessible roof system components for observed evidence of damage, deterioration, moisture intrusion, installation concerns, and conditions that may affect performance. Inspection findings are limited to conditions observed at the time of inspection. Inaccessible, unsafe, obstructed, or concealed areas are excluded and may conceal defects.

Purpose and Limitations

 The exterior inspection evaluates readily accessible exterior components for observed evidence of damage, deterioration, moisture intrusion, installation concerns, and safety issues. The inspection is limited to components and conditions observed at the time of inspection. Vegetation, personal property, stored items, and other obstructions are not moved and may conceal defects or restrict access to portions of the exterior.

Concealed piping, underground plumbing, private sewer lines, septic systems, and water quality testing are beyond the scope of this inspection.

Findings are limited to conditions observed at the time of inspection. Concealed defects, engineering analysis, and future performance are beyond the scope of this inspection.

Findings are limited to conditions observed at the time of inspection. Inaccessible, obstructed, or concealed areas may restrict evaluation and conceal defects.

Findings are limited to conditions observed at the time of inspection. Equipment disassembly, technical performance analysis, and prediction of future service life are beyond the scope of this inspection.

 The kitchen and bathroom inspection evaluates readily accessible components for proper operation, safety, moisture-related concerns, and observed evidence of defects. Findings are limited to conditions observed at the time of inspection. Concealed components and the long-term performance of finish materials and sealants are beyond the scope of this inspection.
